Designed in partnership with architect bureau^proberts and built by Mosaic’s internal construction arm, Florence’s nine full-floor residences were conceived not as apartments, but as vertically stacked beachfront homes. This thinking underpins the project’s architectural discipline – the building’s true luxury is expressed through clarity of form and permanence of material rather than decorative flourish.Brook Monahan, the group’s founder and managing director, says that conceiving a collection of residences that not only honours but also elevates an iconic coastal setting is an undertaking of rare ambition. “Florence represents the pinnacle of what we strive for – where architecture becomes art and every detail serves a purpose,” he says. “It’s one of our most refined Masterpiece projects, defined by precision, beauty and an unwavering commitment to excellence.”

Curved glazed balustrades, cantilevered balconies and hand-applied Tyrolean render articulate a soft, rhythmic facade mirroring the contours of Burleigh Heads while maintaining an intimate human scale along the street. The building gently arcs around a mature Norfolk pine – an intentional gesture preserving an important natural marker and anchoring Florence in its coastal setting.Generous landscaping flows across the site, with vertical planters and coastal species weaving through the architecture. On arrival, stone, bronze detailing and lush planting establish a grounded, tactile experience that carries through to the interiors.

Inside, house-like planning sets Florence apart. Each residence is accessed by a private lift, opening to expansive living spaces framed by floor-to-ceiling glazing and uninterrupted ocean views. Oversized proportions, 2.7-metre ceilings, concealed pivot doors and a three-part floor plan create adaptable zones suited to multi-generational living and quiet retreat. External and internal materials – Tundra Grey natural stone, bronze glazing, hand-applied render – maintain a seamless connection to place and a palette of refined hues.Balconies are conceived as genuine outdoor rooms; their deep cantilevers and soft curvature enhance the building’s climatic performance while extending the living spaces. Sustainability initiatives – from carbon-neutral concrete to high-performance glazing and permanent formwork systems – ensure the building’s longevity matches its architectural ambition.
